Size and Space Considerations
First, consider the size of your guest space and who will generally be staying there. Are you hosting out-of-town family and friends? Does your short term rental property mostly attract families? Space-Saving Solutions for Small Guest Rooms
All things considered, if your guest room is fairly small, a twin size mattress or a full size mattress may make the most sense so guests can comfortably live in the space for the length of their stay. To maximize a small bedroom space, we also suggest using bed frames with underbed storage versus filling the space with dressers and wardrobes. You can store down low but you can also store up high. Floating shelves can house books, décor, plants, and more without taking up valuable living space.

Compliance with Safety and Hygiene Standards
As an owner of an Airbnb or short–term rental, it is important to know the ground rules for hosts. They require listings to be clean and free of health hazards before each guest check-in, specifically:
- Health and safety: Listings should be free of health hazards (mold, pests, etc.).
- Cleanliness: Hosts should provide listings that meet a high standard of cleanliness (free of extensive dust, pet dander, dirty dishes, etc.).
- Guest turnover: Hosts should be sure to clean between every stay (do laundry, take out trash, vacuum/sweep, wipe down surfaces, etc.).
For the mattress specifically, wash all bedding, including the mattress protector.
